How we reduce your expenses:

  • Commission Plan.  We provide our sellers with a clearly-defined, competitive, and unique commission plan right from the start which includes a listing broker commission (Brown Dog Real Estate) and a buyer broker commission.  If we bring the buyer, you only pay our listing broker commission--you do not pay a dual commission! 

    Our commission calculator and commission plan are presented below.  You can calculate your entire commission expense (dollars and percentages) so you will know what you are paying Brown Dog Real Estate and what you are paying the buyer broker. We encourage you to compare our commission plan to those of other real estate companies.

    Up to 500,000         2%

    500,000-750,000     2% up to $500,000, plus 1.5% on the balance

    Over 750,000          2% up to $500,000, plus 1.5% up to $750,000, plus 1.0% on the balance

    Buyer Broker Commission:  3% on the 1st $100,000 and 2% on the balance of the sales price.

  • No Dual Agency Commission.  When we find the buyer for your home, we do not charge you a buyer broker commission; you only pay the listing broker commission.

  • Reduced Title/Escrow Fees.  We DO NOT own nor have any affiliated business arrangements with any title or escrow company. We believe in finding service providers who will reduce their fees for your benefit.  For our clients, Title First Agency has agreed to reduce their Escrow/Closing Fee to $150 (industry average is $300-$400 charged to both buyers and sellers) and their Title Exam/Search Fee to $125 (industry average is $300-$400 charged to sellers).

  • No Administrative Transaction Fee.  We DO NOT charge this fee to our buyers and sellers. Many real estate companies do charge this fee, in fact, it may be pre-printed on their listing agreements and purchase agreements.

How we maximize your sales price:

  • Evaluation.  We determine if there are any obstacles that would prevent a sale and/or have an impact on your sales price.  

  • Home Staging.  As Owner/Broker of Brown Dog Real Estate, I am an experienced and successful Accredited Staging Professional (ASP).  I will provide you with a free Staging Report. Please visit our home staging page.   

  • Sales Price.  We work with you to determine a realistic sales price based on a thorough analysis of all appropriate data.
